在美國租公寓是一連串對話與表單:看屋、附文件的申請、信用與背景查核、簽 lease、入住點交、一年的零星互動,最後搬離。每一步都有它的詞彙。對新移民與訪客來說,看似一個大決定,其實是很多小決定串起來;每個環節用對英文,整個過程就會輕鬆很多。

一個典型的租屋流程大致是:你在網路上找房、聯絡屋主或業者安排看屋。看屋時走過單位內部,問租金、utilities、租期、寵物規定。想要申請的話,附上身分與收入證明送出 application,房東會跑信用與背景查核。通過後簽 lease、付 security deposit(通常還要付首月房租)。
入住當天,你通常會跟 property manager 一起做 walkthrough,填一份 condition report(屋況報告)列出既有損壞。之後每月按時繳房租,可用支票、銀行轉帳或線上系統。東西壞掉時送出 maintenance request(維修申請)。租約到期可續租、按時搬離,或——在特定條件下——提前解約。搬離後房東會驗收,按各州規定的期限退還押金(或扣除損壞後的剩餘部分)。

實用小提醒
- 簽約前盡量親自看屋。照片與影片有用,但呈現不出每個細節。
- 申請時帶身分與收入證明:pay stub、offer letter、近期銀行對帳單都很常見。
- 美國信用記錄較短時,提早問 co-signer 或 guarantor 選項,並準備好雇主信函或幾個月的 pay stub。
